03 Draw Schedule Each draw is funded after on-site inspection. Initial draw at close (acquisition); rehab draws on completion of milestones.

Draw Disbursement Terms
  1. Each draw request must be accompanied by a completed Form 818-DR draw request, supporting invoices and lien waivers, and photographs of completed work.
  2. 818 will engage a third-party inspector to verify completion before disbursement. Inspection fee ($350) is borrower's responsibility.
  3. Funds are wired to borrower's designated rehab account within 3 business days of inspector clearance.
  4. Holdback equal to 10% of each draw is retained until final inspection and certificate of occupancy or completion is delivered.
  5. Material change to scope or budget requires 818's prior written approval. Cost overruns are borrower's responsibility unless re-underwritten.
